What Actually Happens When You Sell Your Home (No Surprises Here)

If you have never sold a home before, the process can feel like a black box. You put a sign in the yard and then... what exactly? A lot happens between that first conversation with your agent and the day you hand over the keys, and knowing what to expect makes the whole thing a lot less stressful.

Here is a straightforward look at what the selling process actually looks like from start to finish.


Step 1: You Meet With Your Agent

Before anything goes live, you sit down with your agent to talk through your goals, your timeline, and what your home is worth in today's market. This is where you get a real number — not a guess, not a Zillow estimate, but a price backed by what similar homes in your area have actually sold for recently.

This conversation also covers what, if anything, you might want to do to the home before listing. Sometimes that means small repairs or a fresh coat of paint. Sometimes the home is ready to go as-is. Your agent will be honest with you either way.


Step 2: You Prep the Home

This looks different for everyone. Some sellers do a deep clean and call it done. Others tackle a punch list of small fixes that help the home show better. Your agent will tell you what is worth your time and money and what buyers in this market are not going to care about.

Photos are scheduled once the home is ready. Good listing photos matter more than most people realize — they are the first impression for almost every buyer before they ever set foot inside.


Step 3: Your Home Goes Live

Your listing hits the MLS (the database that feeds every major real estate website) and showings start getting scheduled. This part can feel a little hectic, especially at first. You may have several showings in the first few days, which is a good thing.

Your job during showings is simple: leave the house. Take the dog, grab a coffee, and let buyers picture themselves living there without you around.


Step 4: Offers Come In

When a buyer wants your home, they submit a written offer. It includes a price, but also terms — things like how much they are putting down, whether they need to sell their own home first, and what date they want to close.

Your agent walks you through every offer so you understand exactly what you are looking at. You can accept, decline, or counter. Most deals involve at least a little back and forth before both sides agree.


Step 5: You Are Under Contract

Once you accept an offer, you are under contract. This is good news, but it is not quite the finish line. The buyer will schedule a home inspection, and their lender will order an appraisal. These steps exist to protect the buyer, but they can occasionally surface things that need to be addressed.

Your agent is with you through all of it. If the inspection turns up something unexpected, you will work through it together.


Step 6: Closing Day

This is the finish line. You sign documents, the buyer's funds are transferred, and you hand over the keys. The whole signing appointment usually takes an hour or less.

And just like that, your home has a new owner.
